Grinity team has become a market leader for sustainable certifications BREEAM, LEED, WELL a DGNB and consultancy services in Europe. Our key expertise lies in the synergy among all team members, from civil and mechanical engineers to specialists in biodiversity, computational modeling, commissioning, thermographic surveying, and many more.
Our services aim to achieve a positive, measurable impact on energy consumption, building operations, carbon footprint reduction, ESG, and building occupants' well-being. We deliver the best possible outcomes for our clients and strive daily to improve their quality of life. Our in-house team provides comprehensive services and expertise.
Comprehensive BREEAM assessment and certification across new construction, refurbishment, in-use and community projects, helping buildings demonstrate sustainability throughout their entire lifecycle.
Detail BREEAM Certification
Full LEED certification support for new builds, fit-outs and/or existing buildings, guiding projects to internationally recognized standards in energy, water, materials and indoor quality.
Detail LEED Certification
We help companies and real estate portfolios navigate ESG strategy, risk management and reporting with confidence – from ESG due diligence and framework selection to data collection, workshops and auditable outputs that support financing, compliance and long-term asset value.
Detail ESG AdvisoryGrinity provides all certification-related services in-house for any project type. This provides our clients with the benefit of an experienced team working on all credits at a competitive price. We hold a 54% share of the Czech market in sustainable certifications and consultancy services.
The BREEAM (Building Research Establishment Environmental Assessment Method) certification scheme is the leading internationally recognized methodology for assessing the environmental performance of buildings – and one we work with on a daily basis at Grinity.
BREEAM sets standards for best practice in sustainable design, construction, and operation, and has become one of the most comprehensive and widely respected benchmarks for measuring building environmental performance. We help developers, designers and asset managers demonstrate the environmental credentials of their buildings to clients, occupiers and other stakeholders.
This assessment methodology is based on established performance benchmarks derived from reference standards, which we use to evaluate the design, construction, refurbishment and operation of your building. The criteria applied span a broad range of categories, including energy and water consumption, indoor environmental quality (health and wellbeing), pollution, transport, materials, waste, ecological impact and management processes.
Key benefits of BREEAM Certification:
Types of certification:
Grinity provides all certification-related services in-house for any project type. This provides our clients with the benefit of an experienced team working on all credits at a competitive price. We hold a 54% share of the Czech market in sustainable certifications and consultancy services.
LEED is an internationally recognized certification system that evaluates the sustainability and environmental performance of buildings. We assess factors such as energy efficiency, water efficiency, indoor environmental quality, the use of sustainable materials and the overall impact of a construction process on its surroundings. Your project earns points by meeting specific criteria, and based on the total score, it is awarded one of four certification levels.
LEED is particularly suitable for:
Depending on the type and scope of your project (new construction, renovation, fit-out, or existing building), we help you select the most appropriate LEED rating system.

WELL is an internationally recognized certification system that evaluates how buildings and interior spaces support the health and well-being of their occupants. We assess factors such as air and water quality, nourishment, lighting, movement, thermal and acoustic comfort, materials, mental well-being and community. Your project earns points by implementing specific design, operational and organizational strategies. Compliance is verified through third-party documentation review and on-site performance testing, and based on the total score, the project is awarded one of four certification levels.
WELL is particularly suitable for:
Depending on the type, scope and occupancy of your project, we help you select the most appropriate certification pathway, define the project boundary and develop a tailored strategy for WELL Certification or WELL Core.

Building thermography is one of our key diagnostic services — we help you identify heat losses, reduce energy consumption, and lower your long-term operating costs through expert thermal analysis.
Our team provides professional thermographic building assessments using advanced thermal cameras to deliver accurate thermal diagnostics of building structures. This non-destructive method enables fast, reliable identification of hidden defects that directly affect a building’s energy performance, user comfort, and overall building lifespan.
Through thermographic measurement, we are able to identify in particular:
Certified Specialists and Professional Approach
We carry out all surveys using our certified specialists holding internationally recognized Class I and Class II Thermography Surveyor certifications. Our experts operate in full compliance with applicable legislation and bring extensive hands-on experience across a wide range of building types, including residential, industrial, and commercial properties.
For each thermographic assessment, we prepare a clear and professionally crafted report for you, including:
If you are looking for a precise overview of your building’s technical condition, to identify heat losses, and to prevent future issues, please do not hesitate to contact us. We will be happy to provide a non-binding consultation on the scope of the thermal inspection and propose an optimal solution tailored to your building's type and use.
The calibrated energy model is a Dynamic Simulation Model (DSM), representing the real behavior of the building. The objective of the calibrated model is to provide an understanding of the behavior of the building. This applies to the past and the present, as well as the future. It is a testing platform that can be used with advantage - among other things - for example:
1) Monitoring the behavior of existing buildings
Verification of the correct operation of the building
Finding savings within the operation
Reduction of carbon emissions
Creating a healthy environment for users
2) Retrofit/modernization of the building
Testing of 'what-if' scenarios
Informed decisions regarding the profitability of investments (economic return, reduction of carbon emissions) -> reduction of investment risk
Monitoring whether the investments made provide the expected impact
3) Testing of resilience to climate change – in combination with a climate dataset predicting the development of the climate, the possibility of verifying the behavior of the building in the context of climate change
Impact on heating, cooling and ventilation energy consumption
Dimensioning of sources of cold, heat and terminal elements
Evaluation of thermal comfort
Verification of the sensitivity of adaptation measures, such as external blinds and shading elements, an adaptation of the glazing solar factor, or night pre-cooling of the building
Advisory related to buildings – new, refurbished and owned
